When considering a property purchase in Spain, you must allow for the additional costs involved. Below is a good guide for you - all percentages of the purchase price.

As a breakdown you can use the following as a good guide:


On a resale or Bank owned property - 8%
On a Brand new property direct from developer - 10%

Solicitor fees - 1% (usually a minimum fee of approx 1200e)

NIE Application (equivalent to a National Insurance/ Identity number) - approx 200e

Mortgage set up fee - 1%

Land Registry/Notary fees - approx 2% depending on property type/price.

Of course, you will be given exact figures as part of the buying process.
